The second building renovated in the newly re branded “Boca Beach Shops”. This mixed use building includes both retail storefronts and 3 residential apartments.

CONCEIVED

The original building was proposed to be a retail store on the ground floor and commercial office space above. The market and demand for commercial space diminished and the need for residential housing, especially two blocks from the beach, increased significantly.

DESIGNED

The original building was very “boxy”. Our goal was to break the banal pattern, add a focal point, paint it with vibrant colors and add refined architectural detailing through mosaic tiles, ornamental iron and accent stucco to simulate coquina stone.  A faux balcony was added to anchor the center feature and create an overhead plane to shade the storefront windows.

CREATED

The building now sits dynamically on the street. It is flanked with royal palms and decorative ground cover, including light bollards. The colorful awnings frame the entry doors to the stores. The residential units received a new stair case and railings along with tile clad piers.
