This project by the Mummaw and Associates, Inc. CREATE Team was challenging.

CONCEIVED

The banal symmetrical box form with matching end bays and very low parapets were underwhelming. The low arch forms blocked visibility to the storefront windows. The color of the building was washed  out and the awnings were outdated. The location of this Retail Center has direct lines of sight  from both directions. However, the building was lost in context with its understated architectural form.

DESIGNED

Our first design priority was to add hierarchy and volume to the structure. A center bay feature that would accommodate large signage anchored the middle. We elevated and extruded architectural forms to the end bays including the side walls perpendicular to the street. We removed the low arches and accentuated the columns to frame each store and open up visibility to the store products. A new tectonic metal roof creates a dynamic finish to the arcade. Color, color, color is always a design force. Pastel colors with cool tones accentuated by black and cream draws immediate attention from the traffic passing by. The large parapets will now accommodate signage. As a final touch, the Mummaw and Associates, Inc. CREATE team added architectural lighting to highlight the building’s architecture at night.
